Single-family residence wholesale investment in Kulpmont.

Purchase price: $13,000
Sale price: $18,500

First wholesale deal!

What made you interested in investing in this type of deal?

No major up front costs !

How did you find this deal and how did you negotiate it?

It was posted on facebook market place, negotiated with seller in person and cited needed repairs for a few thousand off asking price.

How did you finance this deal?

None needed!

How did you add value to the deal?

I offered the seller a quick way out of a property they no longer wanted.

What was the outcome?

Happy wholesaler, happy seller, happy buyer!

Lessons learned? Challenges?

There can be a lot of communication needed with title company, have to be quick with emails.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

A great title company!
