Is this a good deal?

property is 2 years old / excellent location ( single family house)
will buy the property at $340k (market value is $340k - not short sale / not foreclosure)
owner wants to rent it back from me at $34k year for 2 years
taxes/ins/fees = $6k year
will get $28k net yearly from rent

any advices onthis deal?
