Best Calculator for Rental (HOA, Depreciation, Taxes, etc..)

There are a number of websites having calculators (BP included) , but they are often lacking some of the points above.

Many resolved having their own Spreadsheet or financial Calculator, but unfortunately being a new investor, it's too advanced for me

The best I've found so far is https://iqcalculators.com/calc..., it has HOA, Depreciation, Personal Tax bracket, Value of land, inflation)

Second best, https://lfvacations.com/rental... which is missing HOA

The BP one misses the taxes part https://www.biggerpockets.com/...

Do you know any better one? 

I'm also wondering if there is any calcualtor that takes into account making it primary residence for 1-2 years.
