Calculating expenses on rental property

I’ve been practicing running numbers on potential rental properties but am having trouble finding a way to accurately estimate the expenses such as utilities (electric, water, etc.). Any advice on how to feel more confident in finding these numbers would be greatly appreciated! Thanks!

@Ryan Nutof if you are looking at sfh then their should be no utility expense. At multi's a local property manager would be able to give you a better idea. Different locals will have differnet utility cost.
