Investment Info:

Large multi-family (5+ units) buy & hold investment in San Jose.

Working on a deal to take a parcel with a single family dwelling on it and converting it to 6 individual rentals, with a cool and unique vibe all centered around a central lawn / courtyard, a rear garden, and positive energy producing through abundant solar array and high efficiency fixtures, appliances, and strategies. Paired with a shipping container base structure and off-site construction to reduce overall construction costs and construction timeline.

What made you interested in investing in this type of deal?

As an architect - I have been investigating and designing this environment for a while, and constantly fine tuning the approach, while refining the design, the expenses, and the overall experience that could be created in this type of development.

How did you find this deal and how did you negotiate it?

Still working on the land acquisition.

How did you finance this deal?

Planning on using a combination of hard money and lending

How did you add value to the deal?

The major value we bring to all possible projects is the award winning creative architecture, a strong construction knowledge, and a passion for development. Caring about the small things, understanding the importance of each dollar, and knowing how to truly get the most value from each design move and creation.

What was the outcome?

Hoping this is t-minus about 18 months.......
