Thanks for sharing this! Congratulations on a successful flip! I have a few questions if you don't mind. Please keep in mind that I live in expensive and competitive Los Angeles so if my questions sound odd or obvious, this is why.
1. Is it common that good deals like this can be found on the MLS out there?
2. How long was it on the MLS before you purchased?
3. Was the purchase price of $102,000 the original asking price? If not, how did you negotiate them down?
3. I see you used hard money: did you have any personal money in the deal at all?
4. How long did rehab take?
5. How long did it sit on the market before it sold?
