Investment Info:

Single-family residence fix & flip investment in Nashville.

Purchase price: $160,000
Cash invested: $60,000
Sale price: $300,000

Total gut an renovation of this 2Bed 1 Bath Nashville Property

What made you interested in investing in this type of deal?

The ROI I'm also very familiar with the area

How did you find this deal and how did you negotiate it?

I'm an agent that has a close connection to the trustee assigned to many bankruptcy and foreclosure properties in Nashville

How did you finance this deal?

Cash

How did you add value to the deal?

Top notch updates. Not much you can do with a 2 bed 1 bath

What was the outcome?

It took a long time to gut and flip but the home sold in 3 days!

Lessons learned? Challenges?

Do not buy a property from the 50's Uff... that was tough. Everything is rotten or broken and nothing is done up to local code

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Me ;)
