Investment Info:

Single-family residence buy & hold investment in Nashville.

Purchase price: $235,700
Cash invested: $12,000

Personally Renovated
I intend to live here for a few years then continue to rent it to tenants indefinitely after I move out.

What made you interested in investing in this type of deal?

It was the clear choice for a first time investor without much capital to begin with.

How did you find this deal and how did you negotiate it?

I used an agent in Nashville, Josh Becker with KW

How did you finance this deal?

CMG financial first time homebuyer's loan

How did you add value to the deal?

I have replaced the previously carpeted floors with a high end vinyl plank flooring, painted ALL of the walls, updated the kitchen, redid the landscaping and more to come!

What was the outcome?

I am collecting rent and living for free here, saving money to put back into the house for the first year or so then I will save enough in the next year or two to move on to more properties.
