@Lee Ancona find a different property, this a dog. Not even close to the 1% rule. Monthly rent / 1% = max purchase price. 7000 / .01 = $700000 max purchase price. I use 23% for vacancy,repairs and capex. Your true cash flow when accounting for my numbers will be $140 per month or $1680 per year on a $210000 investment. You can put the money in a money market and get 2% or $4200 per year and no risk.
