Ranch property investment

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $80,000
Cash invested: $9,000

this was the first piece of property o clock to build up my buy an island by second piece of property join mortgage together and I am not working on buying a third piece that is attached.

What made you interested in investing in this type of deal?

this property is connected to family land that my grandfather purchased in the 1960s and I had dreamed of a building and ranch on the property for many many years

How did you find this deal and how did you negotiate it?

Both properties were off market at the time that I covered them and I just reach out to the owners and negotiated deals with them both elderly gentleman

How did you finance this deal?

I put up $4,000 cash borrow the rest of the down payment from my father. then returned a query to make him part owner of the ranch which he still is today and acts as a type of consultant.

How did you add value to the deal?

This was vacant land that nobody was doing anything with they were very excited when I told them my plans. To datemy ranching Enterprise has been in business for eight years and then do we have built it up do you have a variety of different satisfied customers including commercial restaurants.

What was the outcome?

I continue to grow and build my ranch up, raising horses cattle and hogs. Feel and the land is increasingly valuable with each passing year. I am still in control of ownership

Lessons learned? Challenges?

I learned that if you follow your dreams and you can visualize them it's just a matter of time before they become a reality.The challenge was obtaining financing for the remaining amount for rural vacant land.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I work with compeer financial who was AG Star at the time. They are very good to work with.
