Investment Info:

Single-family residence buy & hold investment in Fort Wayne.

Purchase price: $112,000
Cash invested: $50,000

We bought a package of 4 Single Families in the following addresses

440 Dalman Ave, Fort Wayne
3127 Winter St, Fort Wayne
1226 Swinney Ave, Fort Wayne
3013 Oliver St, Fort Wayne

What made you interested in investing in this type of deal?

Wanted to see how things work with managed properties.

How did you find this deal and how did you negotiate it?

Found it through a local Wholeseller.

How did you finance this deal?

Cash

How did you add value to the deal?

rehabbed the properties and increased their rent.

What was the outcome?

Rent has increased.

Lessons learned? Challenges?

In big rehabs, always hire a Project Manager to overlook the work of the contractor.
