How to detach a duplex for more $$/SF

Does anyone have experience with building two detached structures under a duplex classification?  Here is the situation - the zoning department allows for a single duplex or single family detached, but not two detached homes to be built on a 6000sf lot.  Detached homes sell at a higher price per square foot than duplexes.  So why not build two detached homes connected by small wall to meet the duplex classification?  Think of it like a hyphen.   This would meet the duplex zoning requirements and homebuyers would see it as detached because there would be little to no party wall agreement.

Please put aside and comments on the construction efficiency  of sharing foundations, walls, roofs, etc.  and let me know what you think!
