Cash Flow or Equity Play

Hi BP, I have $100k.  I can either pay for two SFHs with good cash flow, or use the money as a down payment for a multi family in a trendy but expensive neighborhood here in Chicago.  The first is a cash flow play, the second an equity build up play.  What would you do?  Please consider that debt is incredibly cheap right now.  Thanks in advance.

My option: leverage as much as you can to buy as much rent roll as you can.
