Jacksonville 32207 SFR. Advice

JAX experts,

I got my offer accepted on a SFR for 97K . It is a REO (2007 built, minimum rehab ~1400 SqFt). It is 3636 Drew St. Any recommendation about the specific area.

This falls under Hendricks Avenue Elementary School (rated 9/10). Everything looks OK "online" (no crime, good median income for the neighbourhood)

Any local inputs are appreciated.

I own a SFR in Middleburg that has worked out well, and was looking to expand in B+ type neighbourhoods.
