Title assignment vs. Wholesale

Would like some insight from BP members who have experience in setting up the kinds of deals.  I have identified a property that can be purchased significantly below market value and if like to set up the deal the best way to maximize time to find a buyer and not have to come out of pocket to purchase myself.  Any contact templates or other ideas are appreciated.
