Analyzing a property out in Philadelphia COC

Hey guys i am kind of new to investing. I bought the two books sold by BP rental property investing and managing rental properties. I'm almost done with the first book. 

Anyways i already went to visit some locations out in Philadelphia. I am about an hour and half away from the area i am looking to purchase my first investment. It needs some minor rehab which i can have a friend of mine who is a NYC contractor willing to go and do some minor rehab work. Im willing to maintain the property my self since its my first one. I ran some # can anyone take a look and see if i am missing something.
