@Hiren Patani What you are talking about is how do you evaluate a deal? @Dawn Anastasi pointed you to some good resources. There are also plenty of threads here about evaluating deals. So a search will help. It doesn't matter if you are buying from a wholesaler or buying any other way you evaluate deals the same way. The numbers work or they don't. Keep in mind you can't trust the wholesalers numbers, they often exaggerate. You need to know how to run the numbers yourself.

Is this for buy and hold, or for a flip? Under the TOOLS menu along the top there is both a Flipping Calculator and a Rental Calculator. You can run your numbers through there to help you determine if the deal is good or not.

Hello Y'all, I'm a new investor and would like to know/learn what numbers to look for when buying a property from a wholesaler? What numbers to look for which will make it a good deal and not so good deal? Any advice/help is greatly appreciated. Thanks, HP
