Rental deal analysis

I'm looking to purchase a property from a wholesaler this week.  I want to see if anyone spots something I may have over looked on the deal.  Most of the details are in the picture from the BP analysis.  

It's rent ready besides one issue.  The current owners have many cats and the place smells like CAT.  There's been a quote by ServPro for $4,200 to remove the smell.  I'm thinking that is an option or I can take up the floating wood floor in the kitchen, living room, and hallway and put tile down for less than that.  The roof is said to be 15 years old and looks to have 5 years or less left on the back side.  The road the house is on is nice, but the few streets behind are lower income with an orange crime on trulia.  AC is a year old.
