Deal Calculator- Rental Properties
Hi All,
Just thought I would pass this along as something I have used to get a general idea of the returns I can expect on a deal. The variables are colored in green which you can change, the grey numbers are calculated numbers, and the blue are carry-through numbers. There are two tabs- one for SFH and one for multi-units. The calculation doesn't take in to account vacancies, monthly repair costs, or property management fees. I do all repairs and management myself so I can generally complete these tasks with very little money. (I also buy properties in awful condition and pretty much make them new again, so after the initial outlay it is minimal maintenance.)
Happy to hear everyone's comments and pointers for making this better. Will probably add in a CAP rate calculator in the next couple of days and will post with any other updates folks are looking for. Again- this is just a ballpark return calculator- it is only as accurate as the numbers you feed it.
