Just leased my second rental!

We acquired rental #2 in mid November under the assurance that it was rented and the tenants wanted to stay. Couple of days after closing we go to talk to the tenants and they are moving out, like they claim they told the seller months ago.

Fast forward a month and some hard work later and it's now much better looking and rented after only eight days on the market. We could not have done it without Biggerpockets!

2 bed/1 bath

Purchase price: $22,500

Mostly cosmetic rehab, cleaning, exterminator: ~$800

Rented for $625/month.
