My First Investment!

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $150,000

This is my current and FIRST project. It's a 3 story, 3,000 sq ft historical home that is already set as a duplex but is in need of a total overhaul. It needs lead abatement and certification before anyone can move in. There is potential for converting the 2 story garage into an ADU. This was conventional financing. Its located in a very popular and walkable part of town.

What made you interested in investing in this type of deal?

Susan Reehill from Seattle inspired me to invest. She knows everyone and put me in contact with so many big names at BP. She’s a networking phenom!

How did you find this deal and how did you negotiate it?

I worked with a local realtor that I met at an open house. I shared my goals and we searched for months. We finally were able to snag an off market deal that he found out about through his connections and put in an aggressive offer considering the home was not livable due to its need for lead abatement.

How did you finance this deal?

Conventional financing.

How did you add value to the deal?

This is still in the works. Currently gutting the property. Electrical, plumbing, HVAC, and the roof are the main items on the to do list.
