Investment Info:

Single-family residence fix & flip investment.

Purchase price: $178,000
Sale price: $265,000

This was a great purchase at a foreclosure auction. It was a fix and flip, but could have been a house hack for the new owners with the space in the garage. It had a kitchenette, bedroom and full bath! This is a great example of how a little bit of staging can go a long way. Look at those bathrooms, so cute!

Local newspapers this these foreclosure auctions. It's then a live bidding.

How did you add value to the deal?

Provide a market analysis of the property, and what it's potential resale value would be. Once the renovation was complete, I represented the sellers in the sale of the property, prepared the marketing and negotiated favorable terms with the new buyers.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, I was the real estate agent on this deal on the listing side.
