Investment Info:

Single-family residence buy & hold investment in Buda.

Cash invested: $58,000

Single Family Home purchased new from the builder. Upgrades to the home include extended patio, custom shelving, quartz counters installed in kitchen and new lighting.

What made you interested in investing in this type of deal?

I believe real estate investments are the best way to hedge against inflation. I also enjoy the concept of my money working for me as an 'employee'. It's making me money now (cash flow) and later (equity gains).

How did you find this deal and how did you negotiate it?

This was originally purchased as my primary residence which I then converted to a long term rental.

How did you finance this deal?

Traditional 30 year conventional loan, fixed rate.

How did you add value to the deal?

I lived in the property and did some upgrades to the property. I refinanced in 2021 to lower my interest rate and monthly payment to maximize cash flow.

What was the outcome?

Solid long term rental with high equity gains and cash flow using minimum outlay of cash.
