My first investment property:
Investment Info:
Single-family residence buy & hold investment.
Purchase price: $79,900
Cash invested: $10,000
My first deal as a newbie investor back in 2020. Purchased a single-family residence in the city that I lived in and fixed up for 3 months. Now, the property cashflows me a decent amount monthly and I couldn't be happier with how things turned out!
What made you interested in investing in this type of deal?
I felt that a single-family would be easier and more manageable for my life at that point in time. The was in the midst of COVID and I wanted to get in the market before things changed even more.
How did you find this deal and how did you negotiate it?
I found a really amazing agent who helped me through the process, and inspired me to become an agent myself!
How did you finance this deal?
Conventional loan, wanted to avoid the hurdles of FHA for this.
How did you add value to the deal?
Cosmetic repairs interior/exterior, and getting tenants in.
What was the outcome?
Successful cash-flowing property!

I wish I had just jumped right in a purchased a multi family, but everything happens for a reason.
