Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $207,000
Cash invested: $207,000

This property is a 2-story duplex, each unit has an upstairs and downstairs, and the units are 2 bed, 2 bath. The duplex had received moderate remodeling prior to our acquisition.

How did you finance this deal?

Was able to purchase with cash through our Self-Directed IRA fund managed by our company.

How did you add value to the deal?

We bought this deal at a good price per sq ft, and similar units listing and selling in the same apartment complex were already $20-30k more.
