I’m located in Pittsburgh, and having a hard time getting a loan from local banks in my llc name. Does anyone have advise on this.

Did you try S&T bank? You'll have to stick to the smaller local or regional banks in order to get a "portfolio loan". A commercial loan in my experience is a bit easier to qualify for. DTI doesn't matter, and I think they even put less of a weight on credit score. As long as the property has strong cash flow, and you have reserve cash accounts, it shouldn't be too difficult to find someone.
