Steps for investing out of state

Hi everyone! I purchased a condo in NYC early this year and am interested in investing in properties out of state in the next two years.

What advice would you give to someone who wants to prepare to invest out of state?

How much would you suggest I save for the down payment along with the expenses that come with the BRRR strategy?
