Hey guys

I have a question, im doing the BRRRR

I have off property investment in Dallas in really good area. so i know appreciation in 3-5 years will be great for example.

purchase: 325-330K , ARV: 460-480K. rental $2800

I wanted to ask, it is always needed that rent will cover that expanses,, most of the time today it is very hard to get it.

I like DFW market since appreciation there is good and area developing and also i used to live there.

What do you think will be best, flip in this case or do BRRRR and wait for appreciation and keep the property in a good neighborhood.

Right now you just probably have to put more down, use less leverage and bankroll the renovations yourself to make it cash flow.

What are your reno costs going to be?

If it is true your ARV is $480K, but your rent only $2800....that doesn't make sense to most investors. Probably better to flip it than to rent it.

Flip it and you make $75,000 today...
