BRRRR refinancing constraints

For anyone who has BRRRRd houses, what property constraints do you know of that would prevent a bank from helping with the refinance? For instance does age of the property matter?

Age generally isn't a disqualifier.

Some obvious things like hazardous conditions (contamination / structurally unsound) would be an issue. 

Most people are going to get in trouble when they buy a property with few comps in the area because your appraisal can be inconsistent.  So if your house was the only house in the area that is 100 years old, yes, age can become an issue if the appraisal was high and is now low.
