What do you look for in good GCs?

Hi y’all!

So I flip and am heavily purchasing rentals to BRRRR.

The GC I was under the impression would last forever went to jail and his guys went to this other contractor.

I found out today this contractor has a record - a few felonies.

Would this matter to y’all?

He made a few comments that didn’t make sense which I felt were off, so I did a little research.

I don’t really mind too much about a rap sheet because I think people can change but I’m curious. Are you seeing this often? Is this a deal breaker to you?

He also quoted $35k to tear down a wall, do a bathroom rehab, add a wall and a few doors. This seems a tad low to me?
