Hey guys, it's been my experience down here in SoFla that most of the tri's and quad's are all locked up, when they do sell the numbers dont add up and if there are rare ones that do, it is very often an inside job and an all cash deal.
Don't be too discouraged, this just means we've gotta work smarter to find deals locally... Try building relationships with several realtors or brokers and let them know what you are looking for. Hopefully they throw you a bone and the numbers align in your favor.
Good Luck
