Feedback request - thoughts on a tech idea I'm working on

Good evening everyone! 

I came up with an idea for a new app/website for homeowners and real estate investors. Currently, I am still working on it but would love to get some feedback from the pros. Really what I am looking for is to hear everyone's thoughts on if this is a viable idea that has potential to work, anything else that I should take into account, maybe some things I should add, remove or change. Every and all piece of feedback is super valuable to me, so please, help me out if you can! All of the details about the project are below.

Short description:

This app/website would help home owners and real estate investors to budget and save for big repairs, purchases and bills by predicting when and how much they will need to pay. The application will also make recommendations on how much users should be saving, and automatically deducting those amounts into a separate savings account within the app/website itself. 

Full description:

A property owner can download this app and enter their property information into the app. The app would ask where the property is located, how big it is (sq. feet, beds, baths) and how old (year built). 

Once the property owner provides this information, the app would then ask what type of things they would like to get recommendations for and help saving. Some of the available options are property taxes, insurance, furnace, a/c, water heater, roof (more options would be available in future versions). 

When the choices have been made, the app would then ask a series of follow up questions based on those choices. If a user selects furnace, a/c, water heater, the app would ask when (date) those things were replaced last. 

Once all of the information has been provided, the app would estimate future costs of replacing the items chosen earlier, when they would probably need to be replaced and how much to put away every month (or another time period). The user can then go ahead and select recommended amounts, or change them to whatever they like. The app would then automatically save those amounts and display them as goals within the different categories.

Some additional features I'd love to add in the future: 

  • Provide lines of credit or personal loans for when a client did not save enough for a purchase
  • Provide actual, physical debit cards that can be used to pay for things directly from the app (in version 1, the money would have to be transferred out of the app bank into the regular bank account)
  • Make property tax and HOI payments on clients behalf, if they would like (like escrow accounts)

Like I mentioned earlier, I'd love to know what everyone thinks of this idea. Would it work? Why yes or why not? Anything else I should think about, add or remove?
