FINALLY!!! Found a piece of property! I just had an offer accepted on a duplex in the 13203 zip code. Both apartments are 3 bedrooms, needs minimal work, and the 1st floor has been there for 10+ years. She's a little under market, but the upstairs apartment could be bumped up to around $800 - $850 / month. Purchase price, $45,000 On the surface, it seems like it's going to be a crazy good cash flow deal judging from the 50% rule. Now... And this is the problem...anyone have a real estate attorney up there that they can recommend? LOL And possibly an asset protection attorney? Thanks in advance!
