Short term rental on H1B visa

Hello All,

I'm new to real estate investment and thinking of starting short term rentals (Airbnb & Vrbo). As I'm on H1b visa, I'm only allowed to have passive income. In case I buy short term rental and hire a property manager to manage my rental, will it be considered as passive? Also, can I open a LLC on H1b visa to buys properties?
