Hello everyone,
A little background: I am originally from the Dayton area but have been living in Southern California for the past couple years. I live in the outskirts of LA county where prices aren't astronomical ($160/sqft). In the near future, I plan to come back to the Dayton area for work.
My goal is to find a primary residence in a quality area that I can essentially rehab to my liking and live in. So I am seeking advice on what areas/cities to focus my search on. Also, any connections with agents, contractors, wholesalers, etc. would be very valuable to me as I wish to continue my real estate investing career once settled in Ohio. Ideally, I am looking for a C or D home (foreclosed is perfectly fine) in a A or B neighborhood.

I spent my time in Lancaster/Palmdale, it's a very different market. I've stayed in this area because of the RE market.
You can make a lot of local connections at the Dayton REI meetup, it happens every month. Time a visit back here to coincide. In the meantime, feel to free to reach out for any other help you may need.
@Account Closed Dayton is a fantastic market. The REI Meetup Darrin mentioned above is fantastic and I can't recommend it highly enough.
As far as looking for a house to live in, your A and B areas will generally be Kettering, Centerville, and Beavercreek. All 3 have some of the best schools in Greater Dayton, and each has a range of houses from smaller and less expensive to large and very expensive.
When you get a closer idea of what you might be looking for and when you're closer to actually buying, send me a PM. I'm a wholesaler, so I might come upon a property that would fit your criteria. I can keep a lookout.
