I have been a real estate investor for about 8 yrs and i just wanted to branch to a different kind of investing....Non-performing notes/debt.Can anyone give me some pointers?

I have been working the notes business for a few years now and seldom do I hear anyone looking for non performing notes. They can often be purchased at a lower dollar amount because of the fact that they are non performing but you will often have to go through the foreclosure process to recover your investment. I suppose that is what you are talking about is looking to buy the notes and then likely take the property.
It is a strategy that can work for RE investing. If you want to work the note business the the greatest advantage however, I would suggest looking at the notes themselves as the return. There is a great return from a good performing note even if it starts with a non performing note you had to work with to get it where you need it.
