Help on buying a note please!!

I am looking a buying the note on my grandmothers home. she has cancer,and has moved out. she is fully willing to sign any paperwork for me to get the home. she still owes much more then the home is worth. she also has been paying the payment for 13yrs. I called the company that she has a loan through. all they told me is here is some paperwork on buying a home from us on short sale. sign these 20 pages 1st, then we can work with you. I have never had to deal with a bank before on this matter. What should I do?
