Hey BP community! 

Quick question for those who actively flip or have flipped before. 

What is the minimum profit you look for in a flip that makes it worthwhile rather than hold it long term as a rental?

I don't do a project unless my calculations show me an expected gross of 50k. I am usually hoping for much more, but I wouldn't entertain trying it for anything less. Also, keep in mind that first-time flippers usually spend 2x as much as they expected and the project takes twice as long causing more holding costs.
