What are buyers looking for in master bathrooms and closets?
I'm currently converting a bedroom in my house to a master bathroom. The house currently only has one tiny bathroom (with a tub/shower), so having another bathroom is a necessity. The current master closet is a double sided walk-in, but isn't big by today's standards for people looking for his/her closets. I'm having a tough time deciding between extra master closet space, a large luxury walk-in shower, and a dual vanity (haven't yet figured out a way to fit all 3). The biggest issue is the large window that is quite low, and is really limiting some options. I have 3 layouts I'm trying to decide between, and I'm looking for some input as to what is most desirable. I have attached all 3 layouts and a brief description of the current pros/cons is listed below:
Layout 1: Probably the cleanest layout with lots of open space, but seems like much of the space is wasted. Large luxury shower with sitting area and possibility for double shower heads. There is no additional master closet space with this layout, but there is the additional small linen shelf section.
Layout 2: Large luxury shower with possibility for sitting area and/or double shower heads. Additional master closet space, but only one vanity. Closet location allows hallway door to be left open and allow the natural light to flow into the hallway without having a direct view to the shower and toilet.
Layout 3: Additional closet space with same natural light allowance as layout 2. Large dual vanity, but shower isn't really large enough to accommodate sitting area or second shower head.
I could easily add a large bath underneath the window (instead of the dresser) to any of these options, but don't know if I want to pay the extra $$ for plumbing and fixtures.
I have also considered removing the hallway door and drywalling that section, but am trying to avoid creating extra work if it isn't necessary.
