Fix n flip condos? Pros/cons?

Anyone fix n flip condos? Looking at potential deals in Los Angeles. Only been dealing with SFH but this condo came across my desk and made me start thinking. Should I analyze as if it were a SFH or is there another way? What are some pros and cons to a condo vs sfh? Any advice?

Be aware of HOA rules. Some HOA's do not allow condos to be sold to investors. This may impact your entry/exit strategy. Also if you buy into a HOA that's poorly funded or suddenly faces a special assessment between your entry point & planned exit, it may further deteriorate your returns.
