Flipping a Hoarded home ??!

I know as a Real Estate Investor, we're not supposed to get too attached to the seller's situation. However, this woman's story has really touched me. She has lost her father, mother and brother all within 3 years. She needs just enough money to move to Florida to be with her Aunt. Her home has a mortgage of $73,100 and is probably going to need around 40-50k in repairs. Homes in the location have sold for 60-115k. Can anyone give me suggestions on how to go about this lead ? I like to see potential in every project I come across.

Honestly, the best I've got is try to find a charity to help with moving expenses and walk away from the house/mortgage. Given those numbers, I don't see how any investor would be able to help.
