ARVs: Full Rehab vs Wholetail

My husband and I have been flipping for a few years now. Up until this point, we have only done full rehabs, but I am very interested in other strategies, such as wholetailing. How do you assess the ARV of a property when you are doing minimal work to get it back on the market? I assume a wholetailed property won't comp as much as a fully rehabbed house. How do you estimate ARVs for a wholetail?
