What challenges are you facing in finding a solid fix-and-flip deal in the Denver area? Any tips on how to secure a deal quickly?

I'm not a flipper but work with a lot of them. The last couple months it feels like there is a lot thinner margin for error with flipping. Getting a deal in the right neighborhood is the biggest challenge. There are seemingly good potential deals all over Denver Metro, but its becoming increasingly risky to try a flip outside of the few established and sought-after neighborhoods in Denver.
