Real Estate Professional...1st Project Plan

Hi - I'm an experienced real estate tech entrepreneur that is looking to dive in and start my first rehab investment. I've founded and ran a brokerage company and have multiple rental investment properties, but I've never done a rehab investment. I'm ready to identify a property, invest in it, and do a complete rehab but would love advice on the right first steps. Here's what I've been exploring:

- Start to network at a local investment club meeting

- Reach out to GC's to network and find a potential GC that could help

- Search for the right investment property


Thanks in advance for any advice you have for somebody that's excited to make the investment but hasn't figured out what the right first 1,2, and 3 steps are.
