Property I own - What to do, what to do?

I have a multi-family distressed property.  I have owned it for a few years.   I would like to fix it up and rent it out.  Problem, I am not in the financial position to fix it up.  However, I know there is a way to get it done.  I need guidance, a mentor would be even better.  Suggestions.  

P.S.  I also know of some other properties that owners are on the fence about selling.  One of these the person's husband is in the nursing home and wife does not want to be in the home alone.  The second is owned by a family member who pretty much has abandoned the property.
