Hey BP,
My brother and I are part time RE Investors looking to expand our investing to Deltona, FL. We're looking to meet up with a Deltona RE Agent next Wednesday afternoon or Thursday morning. My brother and I will be flying in to check out the area and we are interested in doing some flips there. Please let me know if you are free to meet up or if you have any recommendations.

Agents may be great to have in the area but I don't think they will be your "best" asset if you want to do flips. If you do want to use a licensed agent, then make sure he/she is extremely investor savvy. The way this market is right now, shopping around with an agent is NOT the way to go and the MLS is NOT the place to find properties that will fit a"smart" flipping criteria. Your best bet is to talk to wholesalers who are actively marketing here or get on the Volusia County auctions.

Just so you get a little bit of a better picture; your "competition" in finding great deals to flip is a company that plans to spend 3 millions dollars on real estate in the next 3 months.. It is not to intimidate you or your brother by any means, it is just more of a reason for you to connect with people like @Joshua Dates who are doing this in the area. You can also reach out to @Account Closed and see what he has in his inventory.

We wholesale a lot of properties in the deltona area, usually one a week that fits investors molds of either flipping or buy and hold. DM me if you want to figure out how to get on our marketing list.
