There is a property in my area where the owner passed away 4+ years ago but her name is still on the assessors website. The family still lives on the property but according to the assessor none of them are on the title.
How do I find out the story on this place, specifically if it's in probate &OR where I should send me offer/marketing.

The assessor is not the last word on condition of title. They are a taxing authority.
How about chaining title at the recorder's office as well as check probate court for open or closed probate.
Just because someone died owning real estate does not mean that probate was ever opened.
What is it that would appeal to the family who is conformably living in a house, undisturbed, that would motivate them to want to sell to you, let alone open probate?
