Cash on Cash return in Sacramento

Trying to get some feedback from recent purchasers of multifamily in Sacramento area.  What can you expect as far as cash on cash return is concerned for 8-10 units MF property. I am seeing listings with 6-7% pro-forma cap rates but with debt servicing, it sounds like you are barely plus on cash on cash return. What do you people see?
