What would you do with 2 million in Cash?

If you had two million in cash right now, what would you do with it? Would you buy a distressed commercial building; put tenants there and refinance? Would you buy a fully functioning apartment? Would you rehab houses, or rent houses? I'd like to know your thoughts. Thanks!!

    I will buy as many as Non-performing notes and try to re-work them and get them to perform and collect the cash flows on them. It will help the home owners to keep the home and start paying and it will help me collect a nice cash flow on them. It will pay off very nice.

    Personally, I'd put it into a spec medical office building we want to develop in southern CA. Good demand, growing major hospital within a block away, high valued properties.. local stats include high median income, several universities, recreation and cultural offerings, etc., in one of the most sought after areas of the world. Or.. I'd take it and rehab some multi family housing.

    If this is your life savings, the nyou should diversify - real estate, stocks, bonds, commodities etc. If this is risk capitol, then leverage it. With 2 mill, you can easily go for 8 mill plus commercial deals. Another option is to go for cash only deals of about 2 mil which are cash flow positive from the get go. being cash only you would get some discount right of the bat. Then get it refinanced after a year, and you are ready to try another one of those :)
