How are you financing deals these days?

I'm starting to feel a little more pressure each day.

I've met several wholesalers , banks and such that send me property lists and deals every week and I'm running into tons of great deals in my area.

Unfortunately, I'm having an awful time trying to figure out how to finance the properties. Most of them are $30k and under, and would make good rental properties.

I have cash to put down, but can't document income (I'm a real estate agent).

Is there anything that you're doing that is currently working?
